A survey carried out by the Bank of Thailand shows that nearly half of Thai businesses expect life to return to normal during the first quarter of 2022. it took almost all of the seven years i have been in Hua Hin to build up all the new businesses. especially those that cater to Farangs. it took the first lockdown to wipe out 80% of the new business and those that survived with a few exceptions have been destroyed this year. even Bluport Mall has been shut down 50% since the first lockdown. 

same with Thai businesses. some parts of Hun Hin look like a war zone.  

so I am thinking at least five years to FULLY return to pre covid income levels for most ordinary people.

You are probably nearer the realistic prediction. Unfortunately many businesses' are gone for good.

Better not expect and come on the ground of the facts that Thailand has the highest private houshould debts in Asia and 84% of the population in Thailand has no more money or not mire then 4000 baht in their bankaccounts and this are official numbers! And the bank of Thailand know that numbers! . They will be busy to pay back loans but not with spending money in 2022. This survey is absurd and not grounded in facts and on economic datas of Thailand!

In Hat Yai, recovery depends on Malaysia, which is the source of our bread-and-butter tourists.

The city is eerily quiet and depressing.  I think many of the businesses won't be able to reopen under previous management. They went broke.

How long it will take for a new set of owners to bring the city back to life will be the question.

I think that early 2022 is too early to see any meaningful recovery.

Let's be honest. Until China travels, Thailand doesn't recover tourism or investment. The previous few years have been built upon it.

China is not looking to contemplate that until end 2H 2022 soonest. This week they even stopped issuing passports.

Well yes they are, but new businesses will return when tourists and their money return. A business without customers is not a business, it's a liability draining someone's resources. When this situation has been resolved, and it will, the government needs to restructure and diversify the Thai economy to be less dependant on events beyond its control.
