Im not sure if the author has ever used (or met) a real estate "professional" in thailand.  FYI there are no licenses or qualifications to be an Agent.

We inspected a property in San Sai north of Chiang Mai. The agent led us through the property, as we were walking upstairs we noticed the balustrading had been chewed by a dog. Upon reaching the upper floor we noticed there were piles of dog shit everywhere. What shocked us most was the nonchalance of the agent, as though what we had witnessed was nothing out of the ordinary.

And of course the law of no land ownership in Thailand. If a foreigner. 

Thai wife or GF no problem baby.

Agent no problem .

Foreigner, what a f&cking nightmare.
