Lawyer services for usufruct - fees

I am going to do a usufruct soon, I have asked the services of a lawyer agency (an international agency based from Bangkok, they seems to have good reputation). The services include writing the contract (from they template I presume), perform land transfer to the owner, register the usufruct. Basically they'll handle everything. The service is more than 200,000 THB. I was wondering if this is in the proper range, or if this is really abusing and too expensive?

Extortionate IMO.
Typical fees in the UK for a similar service including all fees are around £1,400 (65,000 BHT) between the buyer and seller. I'd get some other quotes. I'd guess the lawyers in question are Siam Legal.

If I recall correctly, I paid less than 30,000 Baht. Can't remember the lawyer name but their office is in the soi next to Soi Cowboy

It's not Siam Legal. I had asked them and they didn't seem to know well the process when I asked questions, they often replied "we'll find out" :)

But I'm quite surprised by the quote I've received, even though there are different steps (change owner on deed, do usufruct, do last will contract for the new owner, transportation to official offices)

For that price, I'd expect a stretch limo and a few glasses of Dom Pérignon.  

The wife did a land and property transfer of deeds 4 months ago into her name - 7,000 BHT.
That was at the Land Registry office without the involvement of any lawyer.

No idea what I paid  -  it was 14 years ago - but it did not feel excessive.

 

I used Isaan Lawyers in Korat who were 'specialists in usufructs/superficiaries - certainly as far as Isaan was concerned.

 

It is all about getting the Land Office to accept the usufruct on the chanote......in rural areas some Land Offices have no experience of usufructs.

I know this is a long time after original post but I paid 15,000 baht , Isaan lawyers acted for me , land office didn’t want to do it but Isaan lawyers fought them and they did it , this was 15 years ago , when I was buying another property I used a Thai lawyer at the same land office with same people and the land office said not sure if want to do it ,have to ask boss so my lawyer said can do and gave my money back , he did not try ,just shows how good Isaan lawyers were
