That is a very sweeping set of statements, that while applicable to some people, are not applicable to all, or, I would venture to suggest, many of us. There are ways to legally protect your investment in house and land, as well as vehicles here. None of my group of friends has any issues with investing in a 'forever home' and its not a problem, provided you stick to the old but true saying of never investing here what you can't afford to lose or walk away from, even if you have no intention of doing either. I am not at all in a 'vulnerable position' , although I have a house, my condo and my car. Scare stories abound on these forums, and although we have all heard these stories, I for one have never met one person in my circle of friends that has been caught in one. Maybe we have all just been lucky, but I think its more to do with being somewhat older and 'Worldly wise' than having luck. -

These people are the first of many thousands to come. Millions of Russians will be the poverty stricken and will socially invade Europe just to survive POST PUTIN. If he loses and he will, the financial repercussions against Russia are incredible. Even heard of a private citizen talking up a class action against Russia in the world court, because of the increase in cost of living, financial losses and hardships due to the Russian aggression. In this day and times, they may have a case. Russia is finished financially; they will owe so much in debt the country will be the paupers of Europe for centuries. Hopefully, sanity may prevail, and the powers that be, terminates his existence. -

Thailand is a haven for retirees to attempt to stretch a limited retirement, while finding younger women to spend the rest of their lives with. The KEY to achieving any chance of happiness is to FIRST learn to manage your funds. Because of ownership laws here, never, ever BUY homes involving land that you can’t own. If building a new home on their property, be sure a significant mortgage is involved so a repayment dependency remains in case a breakup should occur. Same with vehicles. Future payments insure that there is dependency. Strong relationships occur over time, and strengthens with children. A new house and/or a new car is a sure fire way to place yourself in a highly vulnerable position. Think with the Big head, instead of the small one. -

Can cause massive problems for them if they change their name to Farlung name, basically it isn't worth the problems it creates for her or her family short term or long term. If property etc is in her Thai name and she passes away OS then it can be years in sorting for her family and sometimes the family misses out totally. Too hard, so officials can the case. TIT- try to imagine a minor Thai official trying to follow a marriage to a Farlung , change of surname (Farlung name so totally lost, ((has no english at all)), cross relating that back to a Thai name for property transfer, of which he probably has no idea what he is doing anyway, he was given the job as his boss is dumber than him. KISS method prevails. Keep It Simple for Stupid. -

As most RCDs are made in China, also check that the one you bought at THAT "reputable Thai shop" actually works. I check mine about once a month. TIT. Smoke alarms I check monthly, hard wired not so much as they are passed through the RCD. Because of toddlers now visiting the house I have had all power points (all Live in Thailand), put them through a power switch that is out of their reach. Costs but children are precious. Son in law does the electrics and gets a bit pissed that I am looking over his shoulder all the time, BUT he is Thai trained, which means he has no formal qualifications etc etc, just like the builder most get in Thailand to build their homes.- 3
