There’s been a major jump in searches for Airbnb accommodation in Thailand, according to the latest Airbnb data. The data shows that between January and March this year, the number of searches for Airbnb accommodation in the kingdom shot up by 180% compared to the same time frame last year. Both Thai and international travellers especially searched for Airbnb accommodations in hotspots including Bangkok, Phuket, Pattaya, Chiang Mai, and Koh Samui. 180% mean very little without numbers.. Did we go from 10 to 18..?

Airbnb is banned in Thailand as far as I know, or am I mistaken?

I'm pretty sure it's banned as otherwise it would attract more tourists if it wasn't! 😂

  • It means nearly a doubling of the probability of renting out a property, which is nice for the owners (although I would agree that the article should have mentioned the pre-covid number of searches).
  • There are over 60K listings in Thailand, so it's also nice for Airbnb.
  • Airbnb is not banned, but there is a law against renting out accommodations (beyond a certain size) for a short period without a hotel license. There are no sting operations where the police imposter prospects, but neighborhood complaints are sometimes followed up on (which can result in big fines).

AirBnb is alive and well, at least 3 different people renting out condos at my complex on their site.  

I have messaged AirBnB through their "neighbors" contact form complaining about several of their ads from people renting out rooms at my condo complex by the night or week or weekend etc...  Telling AirBnB that it is illegal to rent condos for less than one month in Thailand.   Please remove ads or make sure algorithm only allows one month or more rentals

Have not seen any change, ads for 1-2-3 night stays at our condo are still on AirBnB just like on Booking.com or Agoda.   Booking and Agoda actually label our condos as a "hotel" in Pattaya on their sites.   Sucks IMO

I'm aware that the hotel act mentions that it's permitted in situations where "the property has four rooms or less; The property can accommodate a maximum of twenty guests or less; and The rental of such property merely provides an additional source of income for the owner"

But some people where still fined as the are other laws that contradict the above..I own a 1bed condo which I'm thinking of renting but really not sure if it's allowed or not!

Unregulated AirBnB in Thailand is a blight on society and adversely affects small guest houses and large hotel operations alike.  If properly regulated, I'm all for it as an alternate means of accommodation.

October onwards must be looking up for Bangkok hotels as today I noted a steep increase in room rates when checking November availability for friends.  I'd already booked 2 rooms direct a month ago @1700bt per night (special offer) when Agoda was 2200,  they're now 2700.

Rates for Xmas are/were still pretty reasonable 

 

Not too far off what was offered in May/June in Bangkok
