AirBnB is a nightmare for some of us condo owners living in Pattaya, but then again so is Booking.com and Agoda, who somehow are able to list condos as "hotels" on their websites

Unfortunately where I live management and/or security will not do anything about the law that says one month minimum for condos.

Likely mostly Thai owners doing this and making money from short stays of unverified customers.  Say one Indian guy books the room, then after he checks in he lets another 4 guys stay with him.  It happens and it isnt compatible with full time residents

A bit similar but not Airbnb

I just stayed in a brand new, really nice place on soi 16

By guess it had about 40-50 rooms

But they are marketing the 1-2 bedrooms as Serviced Apartments

The only issue is the pool is beautiful but very small, 6 lounge chairs total

When things are in full swing, I think it would be very hard for someone living there to get a lounge chair

Same all over Thailand.  We have a number of Chinese owned mansions near us which go for ridiculous sums on a per night basis.  Some are only rented via Cn sites and maintenance is often minimal, late night party or pool noise a constant problem for direct neighbours.

None are actually a problem for us per se, and despite all attempts by others to get action taken, almost nothing happens - except for the noisy AirBnB opposite CM's new police commissioner which was raided, drugs found and owners warned never to cause problems again.
