If you buy a house as investment, and not use it for yourself, there is only one rule: buy low sell high. Sounds simple but most people tend to do just the opposite. They buy houses when the market goes up, and then sell when it goes down.

One other thing, it is impossible to buy exactly when prices are on the lowest point. Just as it is impossible to sell exactly at the peak. Do not make the mistake to wait for prices to hit the peak or bottom again because you are a bit too late. Might take 7 years.

Good luck to anybody who is selling there property in the current climate, you will need to be extremely realistic with pricing, you quite likely will make a loss.

Anybody who wants to buy, such as myself, are looking for very very hard cut throat deals. 

If its not quality, quality, and quality for peanuts, keep it.
