Be extremely realistic, you will need to give much more, and expect a lot less.

The good times have stopped, and it will stay like this, for a long time to come. Just look at any property sight, and take a look at how many properties  they have advertised and for how long. They still can't move them.

Correct. As in paying the rent on time and taking care of the property. When I’ve rented properties in Thailand, it’s in a better condition when I leave than when I arrived.
